About the Spaces
Do I have to back in?
Not if you take one of our pull-thru spaces. You drive in one end and out the other — no backing, and no one standing behind you waving their arms. Our longer-stay spaces are back-in.
How big an RV will fit?
Any RV on the road. Every pad is 55 feet, which is generous — most small parks run 35 to 45. We regularly have forty-five-foot motorhomes with tag axles in the park, and there is room to bring them in and get them level.
What hookups are there?
Every space has 50, 30 and 20 amp electric, water and sewer at the site.
Is the ground level?
Yes, every space. The pads and lanes are gravel, and kept in good condition — one of our Google reviewers said so before we did.
Is there room for my truck as well?
Yes. There is room for a towed vehicle at your site — you unhitch where you park, rather than leaving it in an overflow lot. Each space takes your RV and one vehicle.
Arriving and Leaving
How do I find you? My GPS is being awkward.
Turn onto Wilbrook Street, go past the self-storage buildings, turn left into the driveway, then head toward the cell tower and turn into the park driveway. Or use GPS coordinates 33.238828, −88.574665. If in doubt, call us on (662) 574-0131 and we will talk you in.
What time can I check in?
Any time between 7:00am and 6:00pm. If you are going to be later than that, see below — later is fine, we just like to know.
What time do I need to leave?
1:00pm, which is later than most parks give you. No need to be packed up at first light.
What if I arrive after dark, or after you close?
Call us on (662) 574-0131 and tell us you are running late. You can still check in — we will get you settled.
There is no gate and no fence here. You will not arrive at 10pm to find yourself locked out of a space you have already paid for, which is exactly what happens at a lot of places. Give us a call so we know to expect you, and come on in.
Money
What does it cost?
$45 a night, $215 a week, or $550 a month — and Mississippi tax is already in those prices. A pull-thru and a back-in are the same price.
Is electricity included?
Yes. Every rate covers all services — electric, water, sewer and Wi-Fi. Nothing is metered and there is no separate bill at the end, even on a monthly stay.
Do I pay a deposit?
No. There is no deposit and no part-payment — you pay for the whole stay.
What if I need to cancel?
Let us know 48 hours or more before your arrival date and you get a full refund. Inside 48 hours, or if you do not turn up, we cannot refund the stay.
Do you charge extra for anything?
The rate covers two people. If there are more than two of you, it is $10 per extra person for the whole stay — not $10 a night. A family of four staying a week pays $215 plus $20. On a monthly stay it is $10 per extra person per month.
Nothing else is extra. Electric, water, sewer and Wi-Fi are all in the price, and there is no charge for your dog or your car.
Do you take cards?
Yes. You can pay by card when you book online — or if you book by phone, Galen can take your card on his phone when you arrive.
Pets and Rules
Can I bring my dog?
Yes — pets are welcome, and there is no charge for them. Keep them on a leash when they are outside your RV, and clean up after them. That is really all we ask.
Special trained pets for the handicapped, such as seeing eye dogs or trained hearing dogs, are allowed, and may be of bigger size.
If you are staying with us long-term, we will ask you to describe your pets on the rental agreement, so we know who is in the park.
Are there quiet hours?
10:00pm to 7:00am. And no loud music at any time of day — people come here because it is quiet.
Is there an age limit on RVs?
There is no flat cut-off, but an RV over fifteen years old needs the manager’s okay before you book. Call us on (662) 574-0131 and we will tell you straight away. We are looking for an RV that is roadworthy and tidy, not a new one.
Can I have a campfire?
No — we do not allow open fires on the spaces.
Can I pitch a tent, or stay in a van?
No, this is a park for self-contained RVs. Each space has room for your RV and one vehicle, and there are no restrooms or showers on site, so a tent or a van without its own facilities would not work here.
Where do I empty my tanks, and where does rubbish go?
Waste water goes to the designated sewer inlet and nowhere else, and household garbage goes in the dumpsters.
Are the children all right to run about?
We want them to be safe, so children need to be supervised at all times. There are vehicles moving through the park and we cannot watch them for you.
Can I work on my RV while I am here?
No — no vehicle or RV maintenance in the park, and no oil changes. If something needs doing, we will happily point you at somebody local.
Can I hang washing out?
No, we ask that you keep clotheslines and washing inside or packed away. It is one of the things that keeps the park looking cared for.
Staying a While
Can I stay a month or more?
Yes. Our back-in spaces are meant for longer stays — work crews, extended visits, and people in town for a while. $215 a week or $550 a month. More about long-term stays →
I am here to visit family at Oakwood Manor. Can I stay nearby?
Yes, and you would be a few minutes away. Oakwood Manor is about 1,900 feet from the park. Our weekly and monthly rates mean a longer visit does not have to cost much. Call us on (662) 574-0131 and we will find you a space.
Are there restrooms, showers or laundry?
No — there are no restrooms, showers or laundry on site. Every space has full hookups, so you are using your own facilities.
That does mean you need an RV that is self-contained. The nearest laundromat is Superior Cleaners in Macon, twelve minutes south — the same trip you would make for an evening meal.
Can I get mail delivered here?
No — we are not able to take mail or parcels for guests, even on a monthly stay. Worth arranging a hold at the post office, or a delivery locker, before you set off.
Practical
How is the Wi-Fi?
Free at every site, and guests tell us it is good — two of our Google reviewers mention it by name, which is not something people usually bother to praise.
Where is the nearest fuel?
There is a Shell station about three quarters of a mile south of us — a two-minute drive. It has diesel, on a separate island round on the southeast side, so the cars filling up at the front are not in your way.
Is there anywhere to eat nearby?
Ole Country Bakery is about a third of a mile south — a country bakery going since 1981, doing breakfast, lunch, and coffee they roast on site. They open at 6:00am Monday to Saturday, and they are closed on Sundays.
For an evening meal, honestly, you want Macon — about ten minutes south. There is nothing open for dinner in Brooksville itself, and it is better you hear that from us now than find it out at seven o'clock.
Can I walk to the bakery?
Best to drive it. It is only about a third of a mile, but the road out here has no sidewalk and no real shoulder, and it carries highway traffic. It is a two-minute drive and there is somewhere to park when you get there.
Can I get a few groceries?
Magnolia Market is about 800 feet up the road — barely a minute in the car — but it is a bulk food store, not a full grocery store. Dollar General, just under a mile south, covers the everyday basics; for a full grocery run you are looking at Macon, ten minutes south.
How far is Mississippi State?
About half an hour. Starkville is twenty-five miles northwest of the gate, on easy road nearly the whole way. Home game weekends are the ones people call about, and there are only fifteen spaces, so call ahead rather than turn up. More about the area →
